Residential (buying and selling)

Commercial conveyancing is the term used to describe buying, selling or leasing properties which are put to commercial use e.g. shops or industrial units. Whether you are taking your first step onto the commercial property ladder, or are an established investor, we can help. No matter how big or small, we can assist with all aspects of acquisition and with negotiation of leases including rent reviews and termination clauses.

Re-mortgages

If you decide to extend your property or to your increase your loan we offer a bespoke service to meet your circumstances. There are many different reasons for re-mortgaging property including where a relationship has broken down. We will tailor an individual solution to meet your needs. We can also help with the transfer of your mortgage from your existing lender to a new lender with the least amount of fuss.

Discharge

If you are in the fortunate position of having paid off your mortgage there is legal work required to remove the lenders rights over your property. We can help with the legal discharge from the land register and recover your title deeds from the lender. Once we have obtained your deeds you can either have them sent to you or we can discuss the possibility of storing the deeds for you.

Help to Buy

The Help to Buy (Scotland) scheme allows people to purchase a new-build home without the need for a large deposit. The government has also created the Help to Buy ISA scheme to help hard-working people save towards their first home. First time buyers can save up to £200 a month towards their first home with a Help to Buy ISA and the government will boost those savings by 25%. That’s a £50 government bonus for every £200 saved, up to a maximum government bonus of £3,000. The bonus is available for home purchases up to £250,000.
